LandMarkers Development Group provides strategic guidance during all initial phases of the landmark development process.

Often the process begins with a strategic “First Look” session where we perform an overview evaluation of the development potential of your resort property in light of achieving its highest and best use determination. With “Go Forward” determinations, LandMarkers continues to guide the determinations that will frame the resort/community’s structure.

From there conceptual planning begins, including delineating the guidelines for a market analysis and economic feasibility study to be conducted by an independent market research firm. Then we will recommend what should be built to meet the market’s requirements, such as the type of property and ownership options, to the leisure facilities and the types of restaurants that are preferred.

Throughout the process, LandMarkers Principals continue to track and analyze the current competitive market, identify hospitality and entertainment trends and then structure price points, create customer target profiles, determine timing of offers, and establish sales objectives that achieve owner/investor expectations.

The greatest concern of any potential consumer will involve how they can access their luxury real estate product, especially in light of the community development’s rules for condo-hotel participation, Private Residence Club access and fractional resort property usage. For each real estate product, LandMarkers experts design an owner usage program and reservation system that truly responds to the targeted market.

We culminate the conceptual planning stage of the process with the production of a Comprehensive Business Plan – a road map that includes the market analysis, rate strategy, amenity base and structure, and design recommendations, as well as the creation of points of distinction that will appeal to the targeted market.

Specifically this Comprehensive Business Plan:

  • Identifies markets and specifies recommended methods to reach those markets cost effectively.
  • Recommends suitable alternatives in real estate product structure that will yield the best results.
  • Delineates pricing for the real estate products and forecasts absorption rate, marketing/sales and development costs.
  • Serves to support the entitlement process and any equity and debt sourcing activities.
