Planning communities from vision to occupancy

Richard E. ‘Rick’ Hulbert is Chairman of The Hulbert Group of Companies. The group has planned developments ranging from compact groupings of homes to the master planning of the total redevelopment of Vancouver’s Expo ’86 site, including 12 million square feet of residential and commercial space in 42 towers, a $2.5 billion undertaking. The development received the grand award as the Pacific Rim’s finest new community development at an international property and building conference in San Francisco.

Rick was the lead Urban Designer during the comprehensive rezoning of all three phases of the Coal Harbour waterfront development for Marathon Developments Inc. This 2,500-unit, mixed-use urban residential neighborhood in Downtown Vancouver includes 2 million square feet of commercial development. Its first phase was named Best Master Planned Community at the Urban Development Institute’s Awards for Excellence in Urban Development.

The Hulbert Group’s worldwide experience in accommodation planning and design encompasses residential, low- and high-rise mixed-use architecture, hotels, recreational facilities, timeshare resorts, casinos, commercial buildings and institutional architecture. The group has served as executive architects and planners for integrated mixed-use resort developments throughout the Asia-Pacific region. Its international work includes the $600 million resort community of Sanctuary Cove in Australia, with homes, a hotel, marinas, commercial spaces and recreational amenities.

Rick’s approach centers on creating homes and facilities that meet consumer needs while achieving developer objectives. He recognizes that successful delivery also depends on bringing owners, approving authorities and regulatory agencies together around a shared plan. He sees his role as orchestrating implementation, from owner acceptance and regulatory approvals through construction and, ultimately, occupancy.
